Rim Joist Spray Foam in Chattanooga

Rim and band joists are small square footage with outsized comfort impact — especially over garages and along exterior walls. We’re Chattanooga Spray Foam — explaining why closed-cell at the rim is often a first win in valley homes.

Why rim joists matter here

Tennessee Valley winters push cold air through unsealed rim cavities; summers push humid air the other way. Many Mid-century ranches in Red Bank and Hixson still have fiberglass batts stuffed loosely at the band — or nothing at all. Closed-cell foam air-seals and adds R-value in a thin profile that fits joist bays without eating headroom in a crawl or basement.

Over-garage rooms

Bonus rooms above garages in East Brainerd and Ooltewah often feel drafty at the floor edge. Rim foam pairs with attic or wall work — not a standalone miracle.

Crawl & basement edges

Where the floor meets the foundation, rim foam cuts stack-effect leakage. Moisture in the crawl still needs its own plan — see crawl spray foam.

Closed-cell preference

Most rim jobs use closed-cell for moisture resistance and strength. Compare types on our closed-cell service page and comparison guide.

What the rim joist is

The rim joist (or band joist) is the board that runs around the perimeter of the floor framing, sitting on top of the foundation wall. It caps the ends of the floor joists. Between each pair of joists is a small pocket, open to the crawl or basement on one side and to the outside on the other through the rim and siding.

Why it leaks

The rim sits where several materials meet: the foundation, the sill plate, the rim board, the subfloor, and the siding. Each joint leaks air. Wires, pipes, and vents often pass through. Batts stuffed into rim pockets rarely seal, and they often fall out.

Why foam works well here

Closed-cell spray foam fills each pocket, seals every joint, and adds R-value in a thin layer. It resists moisture, which matters at the edge of the ground.

Cost

HomeGuide lists rim joist spray foam projects at about $2,000 to $2,500 nationally.

Comfort effects

Sealing the rim reduces drafts at the floor along exterior walls, cold floors in winter, and humid air entering in summer. In rooms over garages, rim sealing is often part of the fix.

Moisture and termites

Check the rim for rot, termite damage, and moisture before spraying. Foam over damaged wood hides it. In crawls, leave an inspection gap if your pest control company requires it. Tennessee has active subterranean termites.

Fire protection

Codes include specific provisions for foam at rim joists. Depending on thickness and product, foam at the rim may be allowed without a thermal barrier. See ICC, International Residential Code, Chapter 3 (Section R316, Foam Plastic). Ask your installer how they comply.

Rim joists in basements and crawls

  • Basements: easy access; foam can be sprayed in each pocket.
  • Crawls: tighter access; foam is often part of a sealed crawl project. See crawl space foam.
  • Over garages: the rim between the garage and the room above. See garage foam.

Local notes

Mid-century ranches in Red Bank, Hixson, and East Ridge often have uninsulated or poorly insulated rims. Newer homes in Ooltewah and Collegedale with bonus rooms over garages often have rim leaks at the garage.

A worked example

A ranch in Hixson has an unfinished basement with fiberglass stuffed loosely into the rim pockets. The floor along the exterior walls is cold in winter. The batts are removed, each pocket is checked for rot and termites, and closed-cell foam fills each pocket. The floor feels warmer, and drafts at the baseboards are reduced.

DIY rim sealing

Some homeowners seal rim pockets with rigid foam board cut to fit, sealed at the edges with canned foam. It takes time but can work. Spray foam is faster and seals more completely.

Rim joists and radon

Sealing rim joists is not a radon fix, but sealing gaps between the house and the ground can be part of a broader approach. Test for radon if you have not.

Rim joists in two-story homes

Two-story homes have a rim at the floor between stories too. It is usually hidden behind drywall and harder to reach, but it leaks. In remodels, open walls give a chance to seal it.

Rim joist checklist

  • Remove old batts.
  • Check for rot, termites, and moisture.
  • Seal penetrations.
  • Spray closed-cell foam.
  • Leave inspection gaps if required.

Rim joists and pests

Gaps at the rim are common entry points for mice, insects, and other pests. Sealing them with foam can reduce pest entry. Keep an eye out for any activity after sealing.

Summary

Rim joists are a small area with a big effect on comfort. Closed-cell foam is usually the right tool, after the wood is checked for damage and moisture.
