Attic Spray Foam in Chattanooga
Hot upstairs rooms, baking ducts, and thin fiberglass are the usual reasons homeowners ask about attic foam. Here’s when roof-deck foam, kneewalls, and hybrids make sense — and when to fix moisture first.
Attic focus
What attic foam is trying to fix
Air leaks fiberglass misses
Top plates, can lights, and chase penetrations leak conditioned air long after batts look “full.” Foam’s air-seal story often matters as much as its R-value on Chattanooga summers.
Roof-deck vs floored attic
Sealing the roof deck brings ducts into conditioned space. Leaving a vented attic with air-sealed ceiling plane is still valid — we walk that tradeoff with you instead of assuming foam everywhere.
Local patterns we see
- Bonus rooms over garages — East Brainerd and Ooltewah builds often need rim and kneewall attention, not just “more batts.”
- Mountain roof geometry — Signal and Lookout lots complicate staging and access; plan for that in the quote.
- Aging HVAC in the attic — foam doesn’t replace a failing unit, but reducing attic extremes helps equipment that stays up there.
- Active roof leaks — stop water before foam. Burying a leak is an expensive delay.
Open vs closed in attics
Many attic air-seal jobs use open-cell for coverage and cost; closed-cell appears where thinner profiles or specific vapor goals apply. Compare types on our closed vs open cell guide. For under-house work, see crawl space spray foam.
Two strategies for an attic
Vented attic with a sealed ceiling
The traditional approach: seal air leaks in the attic floor (the ceiling of the rooms below), then add insulation on top. The attic stays vented and hot in summer. This works well when ducts and HVAC are not in the attic.
ENERGY STAR recommends about R-49 for an uninsulated attic in zone 3, or adding up to R-38 if you already have three to four inches.

Unvented (conditioned) attic
Spray foam goes on the underside of the roof deck and gable walls. The attic becomes part of the conditioned space, so ducts and the air handler sit in milder air. Soffit and ridge vents are closed. This is common in the South, where so many homes have ducts in the attic.
Why ducts in the attic matter
On a July afternoon in Chattanooga, a vented attic can get far hotter than outdoor air. Ducts running through that heat lose cooling, and any leaks pull hot attic air in. Bringing the attic inside with roof-deck foam can make a big difference in upstairs comfort, especially in two-story homes in Ooltewah, Hixson, and East Brainerd.
What to check first
- Roof leaks. Fix them before foam. Foam can hide leaks.
- Roof age. Ask your roofer whether foam affects your shingle warranty. HomeGuide notes spray foam may void some roof warranties.
- Combustion appliances. Gas furnaces or water heaters in the attic need proper combustion air and venting when the attic is sealed.
- Bath and kitchen fans. They must vent outdoors, not into the attic.
- Wiring. Old knob-and-tube wiring should not be buried in insulation.
- Pests. Rodent activity should be dealt with first.
Thickness and R-value
Open-cell at about R-3.5 to R-3.7 per inch needs more depth than closed-cell at about R-5 to R-7. Code requirements for roof-deck insulation depend on the adopted energy code and the assembly. Ask your installer what R-value and thickness they are targeting, and why.
Fire protection in attics
Codes allow foam in attics with specific protection depending on how the attic is used. Attics used only for service of equipment can often use an ignition barrier or a tested coating; attics used for storage or living space need more. See ICC, International Residential Code, Chapter 3 (Section R316, Foam Plastic).
Cost
HomeGuide lists attic spray foam projects at about $3,000 to $8,000 nationally.

During and after installation
The EPA advises occupants to stay out during spraying and until the foam has cured and the area has been ventilated and cleaned. Some manufacturers recommend 24 hours for re-occupancy, but it varies by product. Ask your installer.

After a roof-deck job, the attic should be noticeably cooler in summer. HVAC equipment may need adjustment; some homeowners find their system was oversized.
Local notes
- Signal Mountain and Lookout Mountain: steep roofs and complex rooflines take more time and care.
- Hixson and Red Bank ranches: often a good fit for air sealing plus blown insulation if ducts are not in the attic.
- Ooltewah and Collegedale two-stories: bonus rooms and attic ducts often point toward roof-deck foam.

Signs your attic is the problem
- Upstairs rooms several degrees warmer than downstairs in summer.
- The AC runs constantly on hot afternoons.
- Ducts or the air handler are in the attic.
- Ice-cold ceilings in winter in rooms under the attic.
- Dust streaks on insulation, showing where air moves through.
What happens to the old attic insulation
With roof-deck foam, old insulation on the attic floor may stay in place, since it now sits inside conditioned space. If it is wet, moldy, or contaminated by rodents, removing it is usually wise.
More attic spray foam questions
Should I spray foam my attic roof deck or the attic floor?
If ducts or HVAC are in the attic, roof-deck foam brings them into conditioned space. If not, air sealing the attic floor and adding insulation often works well.
What R-value does ENERGY STAR recommend for Chattanooga attics?
For zone 3, ENERGY STAR recommends about R-49 for an uninsulated attic, or R-38 if you already have three to four inches.
Can spray foam void my roof warranty?
HomeGuide notes it may void some roof warranties. Ask your roofing manufacturer before you spray.
Do I need to leave home during spray foam installation?
Yes. EPA advises staying out until foam cures and the area is ventilated. Some manufacturers recommend 24 hours, but it varies.
How much does attic spray foam cost?
HomeGuide lists about $3,000 to $8,000 nationally for attic projects.
How do I know my attic is causing comfort problems?
Hot upstairs rooms, an AC that runs constantly, ducts in the attic, cold ceilings in winter, and dust-streaked insulation are common signs.
Does old attic insulation need to be removed for roof-deck foam?
Not always. It can stay if clean and dry. Wet, moldy, or rodent-contaminated insulation is usually removed.
